Joburg property valuation questions answered

The City of Joburg has announced that the supplementary valuation roll for part of the financial year from February 1, 2015 to September 30, 2015 is open for the public.

The city's revenue department spokesman, Kgamanyane Maphologela, says the city has complied with the Municipal Property Rates Act (MPRA) 6 of 2004 Section 49 by inviting those property owners affected to give their input.

"The property owners are notified by post if their property is reflected in the supplementary valuation roll 4. The notice was also published in three main newspapers and will again be published a week thereafter," says Maphologela.

The information is also published on the city's website. The objection period for customers is from March 16 to May 13.

"It should be pointed out that when property owners don't receive statements, this could be due to incorrect postal addresses on the billing system, hence customers should update their details with the city. In terms of the MPRA, it is the responsibility of the property owner to make sure the details of the postal address are correct," says Maphologela.

    The valuation roll is always available on the city's website which is updated daily.

  • Why does my municipal valuation matter?

    The difference of opinion on the market value of the property often varies because of the misunderstanding of the date of valuation, which in this case is July 1. Not receiving notice doesn't absolve a property owner from the responsibility to inspect the roll and object on time. Valuation rolls can be inspected at the city offices at 158 Civic Boulevard, B Block, 2nd Floor, Metro Centre,Braamfontein.

  • What if my property valuation is higher than market value?

    The outcome of an objection may or may not be exactly what the objector desired. The valuer may take issues into consideration not provided or highlighted by the objector. Objection forms can only be downloaded from the website during the objection period.

  • What happens if my property valuation is rejected?

    Appeal forms are not available for downloading on the website, they can only be obtained in hard copy at our offices. The appeal board is appointed by the MEC for co-operative governance and traditional affairs for the life cycle of the particular roll. The board schedules sittings as per the availability of its members. They sit for more than 15 working days every month.

  • Can I object or appeal outside the prescribed periods?

    No.
